  • Prepare Abstract of Record Title 

    • a compilation of the recorded  documents relating to a parcel of land, from which an attorney may give an opinion as to the condition of title

    • North Dakota law requires that when transferring title of real estate, Sellers must provide Buyers with an up-to-date abstract.

    • We are licensed to abstract in Bowman, Slope and Adams Counties.

  • Closing Services

    • in real estate sales, the final procedure in which documents are executed and/or recorded and the sale or loan is completed

  • Title Record Search

    • evidence of possession of land, and encumbrances attached to or binding said land

​

  • Mineral Report

    • ownership of minerals under the ground, with or without ownership of the surface of the land

​

  • Escrow Services

    • act as neutral third party to a transaction in which funds are exchanged; receive and disburse funds to facilitate a transaction on behalf of the transacting parties

  • Title Insurance (please forward all requests to our Bowman Office)

    • Protects against defects in title 

    • Request title insurance

    • Lender’s Title Insurance

      • Typically required when Lender is involved

      • Protects the Lender from unforeseen defects in Title (i.e. errors on deeds, mistakes in recording or forgery)

      • Protects Lender for full loan amount

    • Owner’s Title Insurance

      • Optional for Borrower​

      • Protects Borrower from unforeseen defects in Title (i.e. errors on deeds, mistakes in recording or forgery)

      • Protects Borrower for full purchase price
